Our Story

Dallas Garage Epoxy Floors started with a simple frustration: watching homeowners across the DFW metroplex spend money on epoxy floor kits or low-bid contractors, only to watch the floor blister, peel, and fail within a year or two. The pattern was always the same — skipped diamond grinding, no moisture vapor test, wrong primer for a North Texas slab. The Big-Box stores sell the kits; nobody explains that those kits are designed for ideal slabs in controlled conditions, not for the expansive clay slabs that are the norm from Garland to Frisco.

We built this company around doing the job the way it should be done: test the slab first, grind it to profile, prime for moisture vapor, use commercial-grade 100% solids epoxy base coat, broadcast a full flake, and finish with a UV-stable polyaspartic topcoat. That process takes two days and costs more than a kit from the hardware store. It also lasts 15–20 years. We think that’s the better deal, and so do our clients after they’ve been through the kit experience once.

We are based in Dallas, Texas — not a franchise with a Dallas territory and a call center two states away. Our estimators live in DFW. Our install crews live in DFW. We Test Every Slab

Every job gets a calcium chloride moisture vapor emission test before we commit to a coating system. This single step is what separates installs that last from installs that blister. On North Texas clay-soil slabs, it’s non-negotiable.

We Diamond Grind — Always

No acid etching, no pressure washing and calling it prep. Diamond grinding is the only prep method that reliably achieves the CSP-2 surface profile required for proper epoxy adhesion. We don’t skip it to save time or money on any job.

We Quote in Writing

Every quote is itemized in writing — prep, primer, base coat, flake, topcoat, crack repair — with a fixed price that doesn’t change on install day. No “additional charges after we see the floor.” We see the floor at the estimate, not at the install.

We Warrant Our Work

15-year transferable workmanship warranty, issued in writing at project close. Not “we’ll come back if there’s a problem” — a written, dated certificate with defined coverage terms and explicit exclusions.

What We Specialize In

What We Don’t Do

We don’t sell or install big-box epoxy paint kits — one-part water-based “epoxy” products that lack the adhesion, mil thickness, and topcoat chemistry of a true professional system. We don’t give phone quotes because the slab condition drives the system specification and we can’t assess that without being there. We don’t coat over existing failed coatings without removing them first. And we don’t claim to know what your job will cost before we’ve measured, photographed, and tested your slab.

Dallas Garage Epoxy Floors operates with a current Texas contractor license and carries both general liability and workers’ compensation insurance on every job. Our installers are trained on manufacturer application protocols for each product system we use — Penntek, PolyTek, Wolverine Coatings, Citadel. Written warranty certificates are backed by both our workmanship coverage and the manufacturer product warranties, which run 10–15 years depending on the system.

We are not affiliated with any national franchise. We don’t pay territory fees to a corporate parent. The premium you pay for a professional installation stays in Dallas and goes toward better materials, better training, and better follow-through — not franchise royalties.

How We Got Here

The DFW epoxy market has a lot of noise — big franchise names with slick websites and call centers, one-truck operations without insurance, and big-box products marketed as professional systems. We started Dallas Garage Epoxy Floors because we saw a gap: homeowners who wanted a professionally installed floor from a locally accountable company that would still be in business to honor a warranty 10 years from now.

Every system we use, every step in our process, and every warranty term we write is the result of installing floors on real Dallas slabs in real DFW conditions — not theoretical specifications from a product catalog.
